    Housing sa

    Housing SA owns and is responsible for the management of some 49,800 social housing dwellings. Programmed Facility Management provides maintenance services to approximately 15,000 properties in metropolitan Adelaide.


    From 2001 through to 2013 under a works management contract, Programmed Facility Management managed 14,000 properties in regional and remote South Australia (Eyre Peninsula, Mid North, Yorke Peninsula, Riverland, Murraylands and South East). Trade personnel travelled distances of up to 800km to respond to priority three (general works) maintenance calls.


    In 2013, Programmed Facility Management was awarded 4 (out of 8) separate multi-trade contracts for the delivery of reactive and planned maintenance of Housing SA’s public housing properties in the Adelaide metropolitan area. This was the maximum number of regions that any one contractor could be awarded as part of the Housing SA tendering process.


    Under this new agreement, Programmed Facility Management became a multi-trade contractor and responsible for delivery of all aspects of maintenance services through Programmed Facility Management personnel or our appointed subcontractors.


    Providing maintenance services to approximately15,000 properties in metropolitan Adelaide, and responding to between 50,000 and 52,000 maintenance calls each year, Programmed Facility Management provide the following services:


    • Repairs and maintenance
    • Responsive maintenance
    • Programmed and planned maintenance
    • Separation of allotments for titling
    • Relocations of principals and tenants
    • Demolitions
    • Vacant property maintenance
    • Vacant land management
    • Asset performance surveys
    • Insurance & fire damaged works
    • Specialised maintenance works
    • Upgrades & capital maintenance


    One team, 15,000 properties


    Our 26 full-time staff manage collectives of multi-trade subcontractors on behalf of Housing SA in allocated regions within the southern metropolitan area.


    Programmed Facility Management is committed to fulfilling our Indigenous engagement plan and has engaged the services of Whitelion’s Indigenous Employment Programme. This contract facilitates further personal career opportunities for development within the team.


    Programmed Facility Management is also committed to a disability action plan, with future plans to diversify our workforce in this area. The contract is managed electronically via email from Housing SA to the SA based administration team during the working hours (8am - 6pm). All after hours emergency work from Housing SA is conducted via the 24/7, 365 days a year call centre.


    All jobs are processed through Loc8 and distributed electronically to staff or subcontractors.




    Programmed Facility Management introduced many of our project management tools into the new contract, including:


    • Adopting a wholly electronic/paperless model of service delivery. This includes the receiving orders, subcontractor payment, and recipient created tax invoices (RCTI) automatically generated on behalf of the subcontractor
    • Providing mobile devices for remote data access for all Programmed Facility Management field staff
    • Introduction of the Loc8 Portal
